The HOK-designed public and amenity spaces at this two-tower office and residential building serve as a welcome mat and passageway to the Daniels Waterfront – City of the Arts, a live-work-play-create development in Toronto’s East Bayfront district.

This development, which spans the length of a city block, includes 220 new apartments, 35,000 square feet of ground-floor retail space and the renovation of the Anthony Bowen YMCA.

Designed to Inspire

The project’s scale and the presence of five “historically contributing” early 20th century row houses on 14th Street required design approval by the Historic Preservation Review Board and the District of Columbia Office of Planning.

Beneath the surface of the building facades and balconies, a prefabricated, light-gauge steel structure enhances efficiency. Apartments of different configurations are interwoven like puzzle pieces into the structural grid of load-bearing stud walls. Structural constraints force each wall, door, balcony and window to come together like a modular kit-of-parts.
