This development, which spans the length of a city block, includes 220 new apartments, 35,000 square feet of ground-floor retail space and the renovation of the Anthony Bowen YMCA.

The project’s scale and the presence of five “historically contributing” early 20th century row houses on 14th Street required design approval by the Historic Preservation Review Board and the District of Columbia Office of Planning.

HOK’s “people-first” design integrates amenities that make a neighborhood desirable. The building includes 100 units of market-rate and affordable housing, contemporary office space, parking and an outpatient orthopedic clinic.


The building is arranged around two attractively landscaped courtyards. In a nod to the site’s healthcare history, its primary facades are composed of Spanish limestone that integrates public art in the form of colored glass fins depicting abstract images of MRI scans.
Open space
Vertical bay windows fabricated from anodized aluminum and glass accent the building. To reflect the sun and maximize light, elevations overlooking the courtyards are clad in light zinc tiles.

On W Street the massing and materials change, with higher floors stepping back to create terraces for the units and the facade modulating to respect the shorter Victorian brownstones across the street.

S APARTMENTS

Beneath the surface of the building facades and balconies, a prefabricated, light-gauge steel structure enhances efficiency. Apartments of different configurations are interwoven like puzzle pieces into the structural grid of load-bearing stud walls. Structural constraints force each wall, door, balcony and window to come together like a modular kit-of-parts.
